POSITION SUMMARY
In this position, the Senior Asset Manager will be responsible for managing the operations of owned assets and driving new investment initiatives. The role involves working closely with a cross-border team between Japan and the U.S. to maximize asset value and execute investment strategies.
RESPONSIBILITIES
Operations Related to Owned Assets
Collaborate with GP/AM/PM to monitor portfolio performance
Plan and execute value-add strategies (e.g., office-to-lab or office-to-residential conversions)
Oversee day-to-day asset operations including accounting, reporting, maintenance, property tax, and insurance
Conduct annual reviews and property inspections in a timely manner
Report regularly to the Tokyo headquarters
Operations Related to New Investments
Reach out to multifamily developers and introduce our investment strategy
Review over 60 cash flow projections and multiple JV term sheets under GP-LP structures
Lead negotiations and review PSA, loan documents, and JV agreements; prepare internal presentation materials for BOD and finance team approval
QUALIFICATIONS
5+ years of experience in real estate asset management or investment
Business-level proficiency in both English and Japanese
Strong knowledge of financial modeling, contract negotiation, and JV structuring
Ability to work independently and collaboratively in a cross-border team
