POSITION SUMMARY
This position is responsible for driving strategic initiatives in business development and investment projects, utilizing expertise in legal, financial, and contract negotiation to support project success. It also contributes to strategic planning through market analysis and the identification of new investment opportunities, with future involvement expected in team building and departmental operations.
RESPONSIBILITIES
Business Development & Investment Execution (Priority)
Legal analysis and risk assessment of sourced investment opportunities
Review and support negotiation of JV agreements, purchase contracts, LOIs
Collaborate with the finance manager to validate business plans and financial models
Manage full-scope due diligence (legal, tax, accounting, architecture, etc.)
Internal & External Coordination
Explain and align investment schemes and contracts with internal departments
Prepare approval documents and investment reports for Japan HQ
Serve as liaison with partners and external stakeholders
Strategic Development & Networking
Research and screen new investment opportunities
Analyse market trends and provide strategic recommendations
Build and maintain relationships with developers, local partners, brokers
Department Operations & Team Building
Establish operational policies and processes
Promote cross-functional collaboration and multitasking
Prepare for future team expansion and manage junior staff
QUALIFICATIONS
Native-level Japanese and business-level English (spoken and written)
Experience in U.S. real estate development or investment
Contract review experience (JV, development, purchase agreements)
Basic understanding and validation of financial models
Strong coordination, flexibility, and project execution skills
Hands-on approach in a small team environment
Must have legal authorization to work in the U.S. (visa sponsorship not available)
PREFERRED SKILLS & EXPERIENCE
Experience communicating with Japan HQ and handling approval processes
Understanding of entitlement, construction, PM/AM, and full-cycle development
SALARY USD 120,000-140,000
LOCATION Newport Beach, CA (On-site work)
