RESPONSIBILITIES
  • Analyse new opportunities for land acquisition and project development, focusing on multifamily development joint ventures.
  • Prepare sensitivity analyses for acquisition, disposition, and annual project business plan updates.
  • Collaborate with Development Management and Acquisition & Disposition teams to review project documents and financial reports from joint venture partners.
  • Monitor business plans and budget implementation with Development Management and Acquisition & Disposition teams.
  • Monitor property management and leasing plans and activities with team members.
  • Create and update project reports under the direction of the Head of Investment for senior management review.
  • Assist in coordinating project information with accounting and finance teams.
  • Create supporting documents for approval or reports to be submitted to the head office.
  • Attend and participate in meetings/calls with the head office.
  • Support the Head of Investment in developing overall portfolio strategy and companywide business plan.

JOB REQUIREMENTS
  • Fluency in Japanese 
  • Understanding of IRR, NPV, GAAP Gross and Net Margins, and technical jargon in the real estate industry.
  • Proficiency in statistical analysis, financial planning and strategy, analytical, decision-making, and problem-solving skills, and real estate project knowledge.
  • Advanced Microsoft Office skills, including managing spreadsheets and project plans in Excel, creating presentations in PowerPoint, and proficiency with video conferencing software and project management tools.
  • Excellent ability to read, analyse and interpret general business periodicals, professional journals, technical procedures, governmental regulations, and agreements.
  • Strong project management and organizational skills with attention to detail, ability to lead teams, manage multiple priorities, and meet deadlines.
  • Effective and persuasive presentation skills on controversial or complex topics to top management.
  • Excellent verbal, written, and interpersonal communication skills.
  • Strong work ethic and ability to meet deadlines.
